Thanks to a variety of factors, including tech companies opening major offices, an expansion of the LA Metro system, and prospective homebuyers being priced out of more established neighborhoods, we believe that this area is poised to undergo outsized growth over the next couple of years.

Luxury apartment community in Anaheim, CA

We’ve invested $10.6 million in The George, a new 340-unit luxury apartment community located in the Platinum Triangle neighborhood of Anaheim, California, about 30 miles southeast of downtown LA. Best known as the home of Angel Stadium, the neighborhood is undergoing major redevelopment plans to replace older industrial developments with a mix of residential, retail, restaurant, and office spaces.

Built in 2017, the complex boasts modern amenities including a rooftop terrace with a pool and spa, a beer garden, and an outdoor theater. At the time of our acquisition, the property was roughly 93% occupied.

As part of our broader strategy to invest in rental housing in supply-constrained cities, we’ve purchased a four-unit apartment building in the Jefferson Park area of South Los Angeles for approximately $775,000. The property was originally constructed as a single-family home and has since been converted into two studios and two two-bedroom units.

As of August 2019, all four units were occupied. We plan to complete minor renovations while current tenants remain in place, and continue to rent the units for ten years. Given the large size of the lot, we could eventually seek permits to redevelop it to higher density usage.

As part of our broader strategy to invest in cities with limited housing supply and growing demand, we’ve purchased this two-bedroom, one-and-one-half bathroom home in Arlington, Virginia for roughly $818,000. This is the latest acquisition in our Washington, DC home portfolio.

The already well-positioned portfolio is poised to benefit even further from Amazon’s announcement that it plans to bring a minimum of 25,000 jobs to the DC metro area — with an average salary of $150,000 per year — while the Virginia state government released a report estimating that an additional 22,000 positions would be indirectly created by the influx of new residents and capital.

We’ve invested roughly $6.27 million in the acquisition and renovation of Haven Columbia Pike Apartments, a 240-unit apartment in Arlington, Virginia. This project is one of the execution of our value-add apartment strategy, where we buy an existing community at an attractive price in an area with growth potential, and perform improvements aimed at increasing rents and property value. At acquisition, the apartment complex was 96% occupied.

We invested roughly $21.3 million in the acquisition of 100 Brookes Street in the Fortitude Valley submarket, just outside of Brisbane, Australia. 100 Brookes Street is a six-story, Class A office building containing 105,637 square feet of leasable space. Additionally, 100 Brookes Street provides an above-market parking ratio and efficient floor plates of 18,300 square feet, among the largest and most efficient in the Brisbane office market. At acquisition, the complex was 92% occupied.

As part of our broader strategy of buying homes in high growth markets, we’ve directly acquired a four-bedroom, two-bathroom home in Los Angeles for roughly $687,000.

Following the completion of minor renovations, we intend to rent the property for seven to ten years before putting it on the market. The goal is to earn consistent cash flow from rent payments while capturing what we believe will be continued strong appreciation in home values in LA’s emerging neighborhoods.
