We’ve partnered with an experienced developer to acquire 15 acres of land in Greenville, South Carolina, with plans to build a new apartment community on the site. The property is located in the Water Tower District, a newly-developed community just five minutes from downtown.

Upon finalizing designs and permits, we plan to engage a contractor and take out a construction loan to build the apartments. Following the completion of construction and leasing up the apartments, we plan to seek opportunities for an exit via sale or refinance.

As part of our broader strategy to invest in housing within supply-constrained cities, we’ve purchased this four-unit apartment community in the Jefferson Park neighborhood of South Los Angeles for approximately $1 million and an additional $170,000 anticipated spending on renovations. Located just outside booming Culver City and walking distance to a Metro station, we’re expecting continued strong growth over the next couple of years.

We plan to hold this property for roughly ten years, with the goal of earning consistent cash flow from rental income while capturing what we believe will be strong price appreciation in South LA, and the area surrounding Culver City in particular.
